Kupenda (“Ms. K”) Olusegun is being recognized for her 10-year work-anniversary, but her impact reaches far beyond that milestone. For 30 years, she has been a dedicated presence in the lives of the seniors at Annie B. Rose House, providing consistent, compassionate support and advocacy.

Ms. K is known for her hands-on, one-on-one approach, taking the time to understand each resident’s needs and ensuring no concern goes unresolved. Through her strong network of community contacts, she connects residents with critical resources that allow them to live with dignity and greater independence.

Now a senior herself, Ms. K, brings an even deeper level of empathy and understanding to her work. Her personal insight into the challenges of aging, combined with her decades of experience, allows her to support residents in a uniquely meaningful way.

Jared started his career as a Leasing Consultant at Oakton Park in Northern Virginia. He excelled at the position and became an integral part of the Property Management Team.

After a brief hiatus and a move to Richmond, Virginia, Jared rejoined the Team as an Assistant Property Manager in the commercial portfolio. Jared quickly grasped the ins and outs of Commercial Property Management and was promoted to Property Manager. While attending his position in the commercial portfolio, Jared has willingly applied the benefit of his Multifamily experience in helping out at other properties in the portfolio when needed.

Why was the 2025 Charles Keener Award awarded to Irvin Martinez, our Supervisor of Maintenance at 3221 Connecticut Avenue Apartments?

Because he displays an elevated level of respect, gratitude, and appreciation with our internal and external customers. Irvin consistently shows a warm, welcoming, and kind greeting for everyone he encounters. A superb human being, one of a kind in his Regional Manager’s opinion.

Recently, he experienced an issue with one of his colleagues, instead of making it a big deal negatively, he turned it into an opportunity to establish a greater connection with his team to build a better relationship based upon communication and trust.

A true champion! Despite adversity he keeps his composure, he is a poised professional.

Irvin supports four additional properties in addition to his three in D.C. during the rolling on-call schedule.

Recently, Irvin provided on-call support to all seven D.C. properties during office hours and after hours by himself. He never complained once. His only wish was to have better communication.

Irvin is trustworthy and can be relied upon to always do the right thing.

His spirit and easy-going personality make it so easy to work with and build a rapport with him.

Every engineer designs a blueprint that is used to provide the details and specifications for every project. Irvin is our blueprint as he sets the standard high. Irvin pays homage to what the Charles E. Keener award recipient stands for. We bring you the sad news of the passing of our Lead Maintenance Technician, Arturo Flores. He died, Sunday, June 22nd, from complications after a stroke. His family was with him, and they will hold a ceremony in New York.

Dann Franklin has been a devoted employee with Dreyfuss and Crane Village Apartments for over 40 years. This past year he has gone above and beyond ensuring the property was running at its best. Dann and his team have contributed to keeping the property, on average, over 99% occupied since 2021. In 2024, he and his team tackled 151 turns, turning most in less than 10 days leading to the average number of vacant days at the property to 13 days per unit. Dann worked closely with his property manager on creating the budget for 2025, while making sure we stayed on budget in 2024. He is always looking for a way to save money without losing the standard. His wealth of knowledge has not only been beneficial for the property, but also for our sister properties. Congratulations!

Joining the Crane Village team a little under a year ago, you would think Devin had been in this business for years. His infectious personality makes all who visit the leasing office feel like they are in good hands with Devin. Having worked as the only leasing consultant on the property for the first few months of his career, Devin never let it get to him. He continued to rent and keep the property well above 98% occupied. Always willing to learn, Devin is quick to adapt no matter the situation while also providing help to those who need it. Employee Spotlight: Jose Rodriguez

We would like to recognize Jose Rodriguez for a job well done! Jose jumped into action and went above and beyond in April when the property experienced a small fire. Jose was responsible for retrieving a blind dog from the apartment unit and getting him to safety.

Jose coordinated with the contractors, fire department and residents so the resident and her furry companion were not displaced for more than 24 hours. He also walked the surrounding units to inspect for additional damage, while also ensuring no other residents were harmed during the ordeal. Jose stayed at the property until 11pm to make sure that the unit was secured properly, and all residents felt comfortable returning to the building.

Thank you, Jose, for your commitment to your community and the residents we serve. We could not do it without you.

Our December Employee of the Month is Roy Coligan. Roy has been a part of the Dreyfuss family for 48 years supporting the maintenance team of Carriage Park Apartments in Pittsburgh, PA. Over the past year the property saw several transitions and Roy took them in stride. He went above and beyond to assist the property’s new manager with any questions and tasks that needed to be taken care of, while also training the new maintenance team members. He welcomed new ideas and even implemented some of his own. Roy’s wealth of knowledge, and infectious personality has made him a go to person for not only the staff, but for the residents and vendors as well. We had a maintenance emergency on Christmas Eve and Christmas Day that kept him here at the property and away from his family. Not once did he complain. As a go-to for all who enter the 8600 Leasing Office, Daneen is a great, dependable asset to the Dreyfuss family. Willing to assist whenever requested, Daneen is always professional in her approach when speaking with residents, staff, and the public.

Tasked with multiple job responsibilities at one time, she is constantly busy, yet always remains friendly, professional, and focused. She never shies away from bringing new ideas to the table and does everything with a smile. Her years of knowledge and experience have made her the perfect candidate to help train new employees and assist at sister properties when there is a need.

Most recently, she was asked to assist at a sister community where she trained the staff on the proper company leasing policies and procedures, while also helping them secure double-digit rentals in a two-week span. We are fortunate to have Daneen as a part of our team at 8600 Apartments.

Michelle was hired as the Property Manage of Crane Village Apartments in May of 2022 and immediately made an impact. As we roll into October, we would like to celebrate the Assistant Property Manager at Crane Village Apartments, Whitney Hopper. This month’s Employee of the Month, Whitn ey has gone above and beyond the call of duty over the last few months. When the property was down a manager earlier this year, Whitney stepped up and assumed the role without batting an eye. The property ran smoothly and when the property welcomed its new manager, the transition went seamlessly. She is the ideal collaborator stepping in whenever someone needs help. Whether it be training new employees across our Pittsburgh region or assisting at one of the sister property’s, Whitney is always there to help. Whitney demonstrates her skill at her position daily. She has collaborated with her peers to solve problems and adjust plans when obstacles arise. She is a leader in her role and never misses an opportunity to mentor a colleague. Whitney is generous with her time, and she strives to serve others. She is a vital team member who contributes to the success of any community where she is assigned. We would like to thank Whitney for all that she has done for Crane Village, our Pittsburgh teams, and for Dreyfuss. She is an amazing asset to Dreyfuss, and we are so happy to have her a part of our team.

With her warm personality and eye for detail, Edith transferred to her current position as Property Manager of 8600 Apartments. There, she has trained numerous staff members on the ins and outs of property management and helped prepare them for their next role in the company. Through major projects like elevator modernization and construction of the new Purple Line, Edith has done a wonderful job balancing all that has been thrown at her. It is with a heavy heart that we have come to know the passing of our fellow co-worker and friend, Kris Barra.

Anyone that had the pleasure of working with Kris over th e years at knew what a nurturing and kind soul she had. Kris was always the first person to lend encouragement and words of wisdom to anyone who was feeling overwhelmed or conflicted with a work task. She was always making everyone laugh with her quick wit and sense of humor. Everything Kris did at work was taken passionately and you just knew she truly loved her job.

Over the years Kris worked at all three of our Pittsburgh properties and left her mark everywhere she went. She made everyone feel like family and she will truly be missed. RIP!

Team Dreyfuss had a blast at the 2022 August Social: Lobster Bake and Pig Roast, at Smokey Glen Farm hosted by the Property Management Association (PMA).

The event was sold out and the food, activities and the dance floor were great. We had a dance-off with another property management company and that was a party for sure. The photo booth was much appreciated by our team as we were able to bring home a memory of the event. Also, the networking with our industry peers was long overdue.

We would like to congratulate Aixa Burgos on her 5 ^th work anniversary. Aixa started her career as a leasing consultant at Heritage Park Apartments in Adelphi, MD. Burgos’ comforting personality and hardworking attitude made her the perfect leasing consultant to bring the property to 100% occupied in a matter of months. She quickly was promoted to Assistant Property Manager at the property where she took on more responsibilities without blinking an eye. Always up for helping a sister property in need, Burgos would travel to different properties to help train staff members and assist when needed while also making sure her duties at Heritage Park never wavered. Her willingness to help, plus several other great qualifications, landed her a promotion to Property Manager at 2112 New Hampshire Apartments in Washington, D.C.

With the pandemic and a tough market, Burgos saw the property through ups and downs and never batted an eye. We would like to thank Aixa for all that she has done for her properties and for Dreyfuss. RIP Hector Cornier

We are deeply saddened to inform you the distressing news of the loss of Hector Cornier. He passed away Monday, June 6th. Hector effectively and efficiently performed the role of Maintenance Supervisor at Brookville Townhomes in Alexandria, Virginia. Anyone who had the pleasure to know or work with him swiftly recognized how he reflected the Dreyfuss Company Culture. Hector cared about his Brookville coworkers and residents. He “lived,” every day, the first element of our values, “What can we do to serve you?”

Property management can be a difficult business in which to make one’s career. However, Hector seemed to smooth out the rough patches with his enthusiasm and constant cheerful outlook. He was a mentor, an advisor, a colleague, and a friend. Hector will be missed, but we all must continue to copy his desire to help others and provide professional service.

Hector left us too soon, but we were enriched by his presence in our work family.

We would like to congratulate Manuel “Manny” Medrano, Maintenance Technician at Heritage Park Apartments, for December’s Employee of the Month. Manny began his career at Heritage Park in 2009.

Manuel has helped in reducing the number of days for our turnovers. Instead of replacing the entire floor, Manuel took the initiative and fixed the small areas himself, saving money and time. He is also assisting us with our in-house extermination process, which helps speed up the turnaround time. Heritage Park has been without a Maintenance Supervisor since August, but Manny took the lead and has been guiding the Maintenance Team and supervising projects. Manuel always comes to work with a smile and is willing to extend a hand when needed. He also provides outstanding customer service to the Heritage Park residents and his teammates. Congratulations to Micah Herbert, our Supervisor of Maintenance at Steward Tower Apartments, for becoming Employee of the Month for July 2021. Micah’s interpersonal skills are exemplary. He is an integral part of the team and is a friendly face that everyone loves to have around. He goes above and beyond to not only prioritize that his work is completed, but to unsure it is completed with efficacy. Although Micah is responsible for his own daily job requirements, he can often be found assisting the leasing office staff with other tasks as well. The most evident example of Micah’s dedication to Steward Tower can be seen through the relationship he has with our residents. Micah knows almost all residents by name, and he will go out of his way to ensure he has left a positive impression on any new residents.

He is constantly receiving recognition from the people within the building, and we feel he is truly the face of Steward Tower Apartments. Micah embodies friendliness, dedication, and commitment. Thank You Micah!

DC Meeting Hybrid Zoom

O n June 24, 2021, a hybrid in person/Zoom meeting was held to discuss the DC Maintenance Co-op.

Congratulations Vivian Phipps

Vivian Phipps started her career with Dreyfuss as the Property Manager of Oakton Park Apartments in 2005. She was promoted to a Senior Property Manager in 2019. Vickie h as been a vital asset to the growth and development of Dreyfuss. Vickie was part of the team when rolling out the Policy and Procedure’s manual and has been a mentor to many colleagues. Congratulations Ran ey Skinner

We would like to CONGRATULATE Raney Skinner, CALP, on her promotion to Assistant Property Manager at Steward Tower Apartments. Raney joined our team in February of 2020 as a Leasing Floater. In October of 2020, she transferred to Steward Tower Apartments where she has been able to maintain the occupancy at 98% and above. Since then, Raney has received her CALP Certification through the National Apartment Association. Raney has been very instrumental in the operations of the property and hosting events for the residents. Raney is also pursuing her bachelor’s degree in Health Education and Health Promotion through Arizona State University. We are very proud of Raney and all her accomplishments.

Hayder Al-Yaseri started with Dreyfuss Management in June of 2001. Hayder started as the Maintenance Technician at Ashley Apartments and then eventually moved to the Eng ineering Department of Rugby. In 2020, Hayder returned to Ashley Apartments as a Maintenance Technician. Hayder has many skillsets, but most importantly Hayder is a very dedicated team member and works hard to make his residents happy. Hayder is a team player and Ashley is very happy to have him. Employee of the Month Crystal Mattews

Our Employee of the Month is Crystal Matthews, Property Manager at Bristol Village at Charter Colony in Midlothian, VA. Congratulations!

Since becoming the Property Manager at the end of January, Crystal has not had a full-time Supervisor of Maintenance and must rely on contractors and part-time assistance from sister communities. The extra responsibility of being a “Maintenance Coordinator” has been very time-consuming and makes her workdays very long and strenuous. However, she has risen to the challenge and has increased occupancy to 99% and maintained delinquency below $600 for the past two months. She has also had to learn Yardi during her tenure. Despite all the challenges, she always has a smile and is extremely positive. Thank you, Crystal, for all your efforts!

Employee of the Month

P amela Muse came to Laurel Village Apartments a little over a year ago and has been nothing but a wondrous addition to the Laurel Village team. As Leasing Consultant, Pam joined the community only weeks before the pandemic hit Pittsburgh, but that did not stop her from renting apartments, even if she had to do it from her own living room. She saw it as a great challenge and did not let it defeat her. Instead, she devised creative methods to promote and lease apartments and in just a few months, she took a community that averaged around 94% occupied for years to over 98% occupied.

Pam’s go-getter attitude and charming personality has captured the hearts of every person she comes in contact with. We would like to congratulate Pam on being our May “Employee of the Month”. We are excited to see what the future has in store for her.
